The charitable and public purposes of providing and maintaining affordable housing accommodations for use by students and alumni of the California State University Long Beach, and, in furtherance thereof, to sponsor programs and events designed to support student and alumni success, well-being, and community connectivity.

The problem

Housing insecurity at The Beach, by the numbers

12.5%of CSULB students experience some form of housing insecurity, roughly 5,000 students, per research led by CSULB's Dr. Rashida Crutchfield.1
76,000+students attend CSULB, Long Beach City College, and Pacific Coast University combined, served by only three dormitories citywide, all at CSULB.2
~1,000new student beds are in the pipeline: a 149-suite office conversion near CSULB for about 600 students, and LBCC's first-ever 431-bed residence, due fall 2028.2,3
$750a month is what a Beachview resident pays in a shared unit, against $1,800 to $2,200 for a comparable apartment on the Long Beach market.

Why a small nonprofit still matters

Long Beach is finally building: the City Council approved the 5150 E. Pacific Coast Highway conversion in late 2025, and LBCC has broken ground on a $127 million residence funded by voter-approved bonds. Both are welcome. Neither opens before 2028, and together they add about a thousand beds against an estimated five thousand housing-insecure students at CSULB alone.2,3

An LBCC survey reported by the Long Beach Post found nearly 12% of respondents had experienced homelessness, about 800 reported housing insecurity, and 80 had slept in their cars.3 Those students need a bed this semester, not in 2028. Beachview's model, acquiring and operating small existing apartment buildings at below-market rents, adds housing in months rather than years and fills the gap the large projects will not close.

Our approach

Buy small buildings that already exist; price them for the resident, not the market.

Beachview holds residential property in Long Beach and offers accommodations to eligible CSULB students and alumni at rents set to cover operating cost and reserves rather than to maximize return. Eligibility, rent-setting, and selection criteria are set by the board and published once adopted.

Any surplus funds maintenance, reserves, tenant scholarships, and expansion of the housing stock. There are no owners and no distributions.

Board of directors

The corporation is governed by a volunteer board of directors. Officers are listed on our Statement of Information with the California Secretary of State, and a current board roster is provided to funders and partner agencies on request.
